Coordinating Facilities Refurbishment
Providing oversight to ensure project delivery aligned with client requirements
The client’s challenge was to undertake a major Facilities Refurbishment Project with a clear mandate: modernise and refit critical infrastructure to support evolving capability requirements. The project spanned several critical stages—30%, 60% and 90% Concept Design phases, tender and award process, and full lifecycle construction up to handover.
Our consultant was appointed as the Introduction into Service Manager, acting as the lead interface between the client and the managing contractor. This role entailed holistic oversight and coordination of all elements related to the client’s capability interests—ensuring the final delivered facility meets operational, functional, and strategic objectives.
The client initiated a 30% Feasibility Study to explore early design options and assess the viability of refurbishment. The managing contractor delivered this initial study which laid the groundwork for more detailed planning and stakeholder engagement.
However, the complexity of the facility’s future use prompted a further refinement of the original concept. A revised version of the 30% study was commissioned, this time incorporating input from specialist external consultants. The revised study provided a more comprehensive and technically robust foundation for the next phase of design development.
Throughout both versions of the 30% study, our consultant undertook an oversight role. He reviewed design materials, facilitated structured stakeholder engagement sessions, and consolidated client feedback to ensure that the managing contractor had a clear and detailed understanding of user requirements.
As preparations began for the 60% Concept Design and then the 90% Final Design submissions our consultant deepened his involvement. He led the client-side review of the 60% Concept Design, capturing cross-functional input and transforming it into actionable guidance for the design team.
Through effective stakeholder management, technical understanding, and forward planning, our consultant played a key role in aligning the refurbished facility’s design with operational needs, ultimately securing high-level funding and buy-in. This ability to bridge technical detail with strategic outcomes resulted in:
- Early clarity of project scope and capability requirements.
- Confidence in concept design stages leading into the construction phase.
- Strong client representation in all decision-making processes.
